How to use it
Four clear stages- 01
Upload the deal documents
Drop in the investment memorandum (PDF) and the rent roll / tenancy schedule or data tape (Excel or CSV). Every figure read out of them is labelled as vendor data.

Review what was extracted
Assets, units and leases are shown back to you with anything uncertain or missing flagged. Correct any value before it reaches the model.
- 03
Complete the assumptions sheet
Work through acquisition, market, letting, capital works, financing and exit. The sheet counts the blanks and will not let the model run until they are filled.
- 04
Run the model and print
Monthly deterministic cash flows, asset and portfolio returns, cases, sensitivities and solve-for — then print an executive summary and an IC-ready memorandum in your own brand.
What to upload
Investment memorandum (IM)
PDF from the vendor or agent. Used for asset descriptions, capital works, letting evidence and market commentary.
Rent roll / tenancy schedule (data tape)
Excel or CSV, one row per lease: tenant, unit, area, passing rent, ERV, start, break, expiry, indexation.
Existing underwriting model (optional)
Excel. Used only as a reference point — its figures are labelled reference model, never vendor data.
Accepted files: PDF, XLSX, XLS, XLSM and CSV. Spain and France are supported today; the engine itself is country-neutral.
